Topical sealers over cracked grout buy you one wet season. We strip back to the slab, lay a new membrane to AS 4654, re-grade the falls so water reaches the outlet, and re-tile. Here’s the order of work.
Inspection & Fixed Price Quote
Inspect the balcony, confirm access, measure the area, check the existing tiles, falls, drainage points and visible defects, then provide a clear fixed price scope before works begin.
Strip Back & Preparation
Existing tiles, screed and failed waterproofing are removed back to the slab or frame. The balcony is cleaned, prepared and assessed so the new system can be installed correctly.
Rebuild the Waterproofing System
Falls are corrected so water drains properly to the outlet. A new AS 4654 waterproofing membrane system is installed to the balcony area, including critical junctions and edges.
Re-Tile & Complete
The balcony is re-tiled, grouted, sealed and cleaned down. Final checks are completed so the balcony is left finished, usable and rebuilt properly from the substrate up. 7 year written warranty provided.

Balcony leak repair FAQs.
Why does my balcony only leak when it rains?
Because the leak is in the external membrane or the falls, not a fixture. When water can’t drain to the outlet it pools, then finds its way through cracked grout or a failed membrane into the slab and the room below.
Do you have to remove all the tiles?
Usually, yes, for a lasting fix. The membrane sits under the tiles and screed, so we strip back to the slab, lay a new membrane to AS 4654, re-grade the falls and re-tile. A sealer over the top is a short-term patch, not a repair.
What standard do you waterproof balconies to?
External above-ground areas like balconies and decks are waterproofed to AS 4654, with the falls graded so water runs to the outlet. (Internal wet areas such as showers use AS 3740.) We waterproof to the standard the area calls for.
Can a leaking balcony damage the structure?
Over time, yes. Water sitting against the slab corrodes the reinforcement and rots adjoining timber and plaster. The longer it leaks, the bigger the repair — catching it early keeps it to a membrane job rather than a rebuild.
Will the balcony be usable during the job?
No — it’s off-limits while the membrane cures and the tiles set. We give you an exact timeline in the quote and protect the doorway and interior throughout.
What if it leaks again after the warranty?
If Bayfix did the waterproofing and the membrane fails within 10 years, we come back and fix it at no charge — materials and labour. The warranty is in writing, in your name, and transfers if you sell.
